Dear Ms. Waters:
In response to a request for a Letter of Zoning Compliance for the above referenced
parcel, please be advised of the following:
• Property records identify 1246 Branchlands Drive as a 26 unit multi -family
apartment complex.
• The parcel is zoned Planned Unit Development (PUD) and is located in the
Airport Impact Overlay District (AIA). Section 20,31 (attached) allows multi-
family dwellings as a by -right use.
• The property has been zoned PUD since the County of Albemarle adopted
this designation in 1980. Two amendments to the PUD were approved.
ZMA1980-26 was approved to increase the number of dwellings from 246 to
312 and to amend the road system. ZMA1988-7 amended the application
plan and conditions of the PUD. Copies are attached.
• The property was developed as part of Phase Two of Branchlands Village as
shown on a site plan, SDP1 996-119. A later amendment to the site plan,
SDP1 998-82, reconfigured parking and added units to one of the other
apartment buildings within the Branchlands Village. Copies can be provided
to you for an additional fee of $1.00 per page.

This office has no record of any open zoning violations. The site was
inspected for site plan compliance on December 21, 2007, at which time no
deficiencies or deviations were observed.
The buildings for this development were constructed and received
Certificates of Occupancy in 1996. It is the policy of this department to purge
building permit files after three years. Copies of Certificates of Occupancy
are maintained on microfilm. Therefore, we have not retained any copies of
Certificates of Occupancy associated with this project. Furthermore, the
absence of a Certificate of Occupancy for the project will not give rise to any
enforcement action. Please be aware that interior renovation that does not
involve a change of use does not require a Certificate of Occupancy. You
may obtain a copy of a Certificate of Occupancy for an additional fee of
$25.00 each.
