You have asked for a letter that provides an analysis of the zoning and other
information regarding the referenced property. This letter is based on a review of our
records and an inspection. of the site.
The above referenced parcel -is zoned R-10, Residential. The R-10 District
allows high-density residential development as a by -right use. The maximum
density allowed in this district is .10 dwelling units per acre. With a density
bonus up to 15 dwelling units per acre are allowed. Section 17 is attached.
None of the parcels are located within the Flood Hazard Overlay District.
These parcels are located in the Airport Impact Area.
No. application for rezoning, special use permit, or variance is pending in
connection With this property. No rezoning, special use permit. or variance
applications have been approved in connection with this property.

It should be noted that any changes of use which require site or building
modification or additions are required to comply with the applicable zoning
laws in the future.
• This office has no record of any pending zoning violations. A site inspection
conducted on July 29, 2008 found no deviations from the site plan and no
potential violations.
• This office does not regulate utilities. Please contact Albemarle County
Service Authority for this information.
• The development consists of 371 dwelling units and is served by 499 parking
spaces. The parking is in accord with the approved site plans.
