Norfolk, Virginia 23510 Veet eti 757627 -1980 March 30, 2007 The Dovetail Companies Attention: Joseph Johnson 1550 Timothy Road, Suite 201 Athens, Georgia 30606 Re: Woodlands at Charlottesville, VA Dear Mr. Johnson: Our representatives have been discussing various scenarios for handling the proposed roadway entrance from your Woodlands development into our Villas at Southern Ridge .property (formally the Meadows), we have the following recommendation. In the area that is currently designated per our agreement at closing to have a connecting road and gates between Woodlands and Southern Ridge, we do not feel that the road and those particular improvements that were agreed to as part of the sale of the site to Dovetail, is in our mutual best interest. In lieu thereof, our preference is to have the railroad tie boundary wall and the two planted areas, one with the three cedar trees and the other with topsoil and1urf, removed, and curbing installed along the existing asphalt parking area and additional asphalt installed in place of the two planting areas. On your side of the curbing we would like Colorado Blue or acceptable alternate spruce trees planted on fifteen foot centers along the property line from Mountain Wood Road to Sunset Road to create a natural barrier between the properties. The Dovetail Companies March 30, 2007 Page 2 We have already addressed the details of improvements /replacements required where you have turn or deceleration lanes scheduled to encroach on our property in the road rights of way of Mountain Wood and Sunset, the two existing entrances to our property, which will be closed (at either end of the boundary being discussed here). At the comer of Mountain Wood Road, at -the large area of landscaping, we would like the current grass area removed and replaced with asphalt to extend the parking area and with a three foot wide curbed planting area paralleling Mountain Wood Road shown on the enclosed sketch. We would also like to have the same three foot wide curbed planting area at the Sunset side of the property similarly planted. The enclosed, though just in sketch form, depicts the scenarios described here. We would like your engineers, in cooperation with ours, to more accurately lay this out.
