In response to your request for a Letter of Zoning Compliance, please be advised of
the following:
• The above referenced parcel is zoned Highway Commercial (HC). The HC
District allows a variety of commercial and office uses, including office
buildings. The parcel is located in the Entrance Corridor Overlay District (EC)
and in the Airport Impact Area Overlay District. The parcel is not part of a
Planned Unit Development.
• The property is developed as 84 Lumber Company.
• The property is bordered by Highway Commercial zoned property along the
South and East, bordered by Planned Development Shopping Center zoned
property on the North and bordered by US 29 on the West. A zoning map of
adjacent properties has been attached.
• The property was developed under site plan, SDP1981-077, which allows a
15,000 square foot retail center/warehouse, one 6,650 square foot storage
shed, and an 8,550 square foot storage shed, served by 65 parking spaces.
Property records indicate the building was constructed in 1981. It is the policy
of this department to purge building permit files after three years. Copies of
Certificates of Occupancy are maintained on microfilm. Therefore, we have
not retained any copies of Certificates of Occupancy associated with this
project. Furthermore, the absence of a Certificate of Occupancy for the
project will not give rise to any enforcement action. Please be aware that
interior renovation that does not involve a change of use does not require a

Certificate of Occupancy. You may obtain a copy of a Certificate of
Occupancy for an additional fee of $25.00 each.
• The property was inspected for compliance on June 4, 2008. Three
discrepancies were identified between the approved site plan and actual site
conditions.
■ a dumpster has been located along the front of the property,
• a storage shed has been constructed without a site plan amendment,
■ materials are being stored in required parking.
This site shall be brought into compliance by either modifying the site to
conform with the site plan or by amending the site plan to show existing
conditions and meeting the ordinance regarding the placement of dumpsters
and screening of materials.
