This letter is based on a review of our records and an inspection of the site. 1. The property is zoned HC, Highway Commercial. The property is located in the Airport Impact Area Overlay District -AIA and in the Entrance Corridor Overlay District -EC. 2. The parcels abutting the subject parcel are zoned HC, Highway Commercial. 3. The property is not a planned unit development. 4. The property has special use permit, approved with conditions, to allow outdoor storage, display and sales associated with the permitted use on an Entrance Corridor. (SP -99-116) The property also has a variance, approved with conditions to allow the wall sign to be placed 23 feet above grade. (VA -2000-25) Letters of approval for these actions are enclosed. 5. No legal non -conforming issues are identified on this site. 6. The site has been developed in accord with a site plan approved on August 19, 1999. (SDP -1999-116) This plan was most recently amended on November 7, 2003. (SDP - 2003 -59) 7. The site was inspected for zoning compliance on March 16, 2004. One discrepancy between the plan and the actual conditions on site was found. This must be moved to the approved location or the plan must be amended to allow the cover to remain in its current location. 8. A review of our records does not show any unresolved zoning or building code violations and /or complaints apart from those items in #7. 9. A Certificate of Occupancy was issued for this site on July 18, 2000. It is the policy of this department to purge building permit files after three years. Copies of certificates of occupancy are maintained on microfilm. Therefore, we have not retained any copies of certificates of occupancy associated with this project. You may obtain a copy of a certificate of occupancy for an additional fee. The absence of a certificate of occupancy for the project will not give rise to any enforcement action. A certificate of occupancy will only be required to the extent of any construction activity in the future.
