Tax Map 55, Parcel 71 Dear Mr. Beights: Fax (434) You have asked if the proposed subdivisions on the referenced parcel and known as Ballard Field and Ballard Field (Upper) comply with County regulations. The portion of the parcel located to the north of Lickinghole Creek is zoned Residential -R-6 and the portion located to the south of Lickinghole Creek is zoned Residential R -1. SUB -2003-217 Ballard Field Preliminary Plat, dated September 22, 2003 and revised on November 23, 2003 was approved with conditions on December 9, 2003. The plat shows 169 development lots on a 51.9 -acre portion of the parcel that is zoned R-6. A final plat for this development is under review. SUB -2003-241 Ballard Field (Upper) Preliminary Plat, dated October 13, 2003 and revised on December 23, 2003 was approved with conditions on January 22, 2004. The plat shows 43 development lots on a 42.25 -acre portion of the parcel that is zoned R-1. A final plat for this development is under review. The road serving these projects crosses the floodplain of Lickinghole Creek. This stream crossing is subject to the conditions of Special Permit 2002-79- Old Trail Golf Club Entrance. The property is also subject to the conditions of Special Permit 2002 -16 -Old Trail Golf Club. These conditions are attached to SUB -2003- 217 and SUB -2003-241. A request to amend condition #2 of SP -2002-16 is Justin Beights August 26, 2004 Page 2 pending. Approval of that amendment will not jeopardize the approval of these preliminary plats. If the project is built in accord with these preliminary subdivision plats and subsequent final subdivision plats, the project will comply with all county regulations.
