In response to your request concerning the above referenced parcels compliance
with applicable codes, regulations and ordinances, please be advised as follows:
■ The Property is currently zoned R-6, Residential and is located in the
Entrance Corridor Overlay District (EC) and Airport Impact Area (AIA).
Nursing Homes are allowed in R-6 by Special Use Permit. SP1985-004 was
approved with conditions on March 20, 1985 to allow a 120 bed nursing home
facility. A copy of the approval letter with conditions is attached.
■ According to the County's property records, the building was constructed in
1987. The site was developed under SDP1986-28 which was approved for
120 beds served by 116 spaces. A minor amendment, SDP1995-56, was
approved for a dining hall addition.
■ The property currently is in compliance with all of the applicable zoning codes
and ordinances,. including any special zoning conditions imposed upon the
property and the on-site parking requirements. The Property was inspected
on January 13, 2009 and no potential violations or deficiencies were
observed.

■ The Chief of Current Development has determined that the plat showing
easements for the access, utilities and monument sign is not subject to
county review. However, it should be noted that the existing monument sign
that is located on Parcel 26A2 will become an off-site sign in the event that
this parcel sold and will either need to be moved or the owners will need to
apply for a Special Use Permit to bring it into conformance.
