In response to your request concerning the above referenced parcels compliance with applicable codes, regulations and ordinances, please be advised as follows: ■ The undersigned acts on behalf of the Zoning Administrator of the County of Albemarle and is responsible for enforcement of zoning ordinances and similar codes related to the use of property in the County. ■ The Property is currently zoned Highway Commercial (HC) and is located in the Entrance Corridor Overlay District (EC) and Airport Impact Area (AIA). The zoning ordinance defines this use as "light warehousing," which is a permitted by -right use in the HC zoning district. ■ A special use permit, SP1 997-35, was approved to allow the off-site freestanding sign. A copy of the approval letter with conditions is attached. ■ The property currently is in compliance with all of the applicable zoning codes and ordinances, including any special zoning conditions imposed upon the property and the on-site parking requirements. The Property was inspected on January 7, 2009 and no potential violations or deficiencies were observed. ■ . The County has not instituted any action or proceeding pending before any court, quasi-judicial body or administrative agency relating to the foregoing matters or to the property.
