Sec. 14 -403 Lot frontage. Each lot within a subdivision shall have frontage on an existing or proposed street; provided that this requirement shall not apply to any lot that would be created from the subdivision of a parcel where two (2) or more dwellings existed on the parcel on October 14, 2009 and one existing dwelling would be located on each lot created. The plat shows what appears to be an easement along the existing driveway. Do you intend this to be a private street easement? If so, label this easement and provide easement width on plat. 2. [14 -317] Instrument evidencing maintenance of certain improvements. If the existing drive is intended to serve as a private street, provide a private street maintenance agreement for review by the County Attorney. A private street maintenance agreement template can be found here. 3. [14 -316] Approval of entrance onto public streets. Provide evidence of VDOT approval of entrance. 4. [14- 302(A)(5)] Public easements. Provide width, deed book and page number for Free Union Road public easement. Or, if this is a prescriptive easement, label it as such. S. [14- 302(A)(9)] Building sites on proposed lots. Include the following note: "Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance" 6. [14- 302(A)(10)] Right of further division of proposed lots. Amend language in development rights note to fit the following format: "Parcel [letter or number] is assigned [number] development rights and ma /may not be further divided and when further divided these rights shall not comprise more than [number' acres. The residue of Tax Map /Parcel [numbers] is retaining [number] development right s and when further divided shall not consist of more than [number] acres." 7. [14- 302(8)(5)] Zoning classification. The property is zoned is RA, Rural Areas. Amend zoning note 8. [14- 302(8)(8)] Yards. Note or show the location of yards required in the RA zoning district on both lots. If providing yard requirements in a note, confirm that the existing structures meet setback requirements from the new private street and new lot lines. At the current scale this is difficult to determine. A larger scale would be beneficial. 9. [14- 302(8)(10)] Stream buffers. Include the following note "The stream buffer shown heron shall be managed in accordance with the Albemarle County Water Protection Ordinance." 10. [14- 302(D)] Acreage of lots. Include the existing acreage, prior to the division, of lot 43 -28 on the plat. 11. [14 -310 & 14 -416] Health Director approval. Health Department approval for the proposed subdivision is required prior to final approval of plat. Soils data was forwarded to VDH on 11/13/14. 12. [14- 308.1] Groundwater assessment information. A Tier II Groundwater Assessment has been completed for this subdivision and is attached. No action is required. 13. [Comment] Provide supporting documentation showing the authorized signatories for Honey Breeze Hill, LLC with signature copies of plat. Acceptable documentation can be found here.
