Perez, Senior Planner Division: Planning Date: November 20, 2014 Subject: SUB 201400179 Wellington Estate LLC - final The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)10] Right offurther division ofproposed lots. On the plat depict the 1980 boundaries for the old TMP 94 -21. 2. [14 -312] The subdivider shall submit with the final plat a survey showing the location of all existing buildings on the land to be subdivided within fifty (50) feet of a proposed lot line or a proposed street. On the plat label and depict the location of the existing building addressed as 4545 RICHMOND RD. 3. [10.4] Setbacks. On the plat depict the setback from the structure to the new private road. 4. [14 -309 & 14 -3101 Soil evaluations & Health director approval of septic systems. The submitted soils evaluations were forwarded to the Health Department on Nov 20, 2014; the plat cannot be approved until their approval is received. 5. [14 -234] Private Road Request. The plat was forwarded to Engineering for review /comment on Nov 20, 2014; the plat cannot be approved until their approval is received. Comments will be forwarded once received. 6. [Private Street Maintenance Agreement] The plat and maintenance doc was forwarded to the County Attorney for review /comment on Nov 20, 2014; the plat cannot be approved until the doc is approved. Comments will be forwarded once received. 7. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
