Subject: SUB 201400184 Gregory Wells - final
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14- 303(0)] Ownership information. Assure the owners for SUB2014 -184 (TMP 09400- 00- 00- 021N2)
are correct, as County Real- estate Records list the Wellington Estate LLC as the owners. Notably
County Real- estate Records list Gregory L. Wells and Stephanie W. Rhodes as the owners of (TMP
09400- 00- 00- 021N0) which is SUB2014 -179. However on each plat the names are switched. Revise if
applicable.
2. [14 -316] VDOT Approval of entrance. Please provide VDOT approval of the entrance onto Rte 250.
Staff received the approval for SUB2014 -179 but not this application.
3. [14 -307] Stream crossings. If any lot within the subdivision would be served by a street or driveway
crossing a perennial or intermittent stream, the subdivider shall submit with each preliminary plat or, if
none, with each final plat, the information required to show that the stream crossing would satisfy the
requirements of section 17- 320(D) or, in the alternative, section 17- 321(4). The private street requires a
stream crossing. Please work with Engineering to assure all appropriate documentation is provided for a
WPO application. Notably it also appears that a driveway will have to cross a second stream to serve the
proposed structure on Lot B2. Please work with Engineering on this item as well.
4. [14 -234] Private Street Request. The plat was forwarded to Engineering for review /comment on Nov
20, 2014; the plat cannot be approved until their approval is received. Comments will be forwarded once
received.
5. [14 -309 & 14 -3101 Soil evaluations & Health director approval of septic systems. The submitted soils
evaluations were forwarded to the Health Department on Nov 20, 2014; the plat cannot be approved
until their approval is received.
6. [Private Street Maintenance Agreement] The plat and maintenance doc was forwarded to the County
Attorney for review /comment on Nov 20, 2014; the plat cannot be approved until the doc is approved.
Comments will be forwarded once received.
7. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last
revision on the plat.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a
revised final plat to address all of the requirements within six (6) months after the date of this letter the
application shall be deemed to have been voluntarily withdrawn by the developer.
