HomeMy WebLinkAboutSUB201400186 Review Comments Final Plat 2015-01-07 (3)pF AL13��r County of Albemarle Department of Community Development Memorandum To: Jeff Powell (Jeff @roudabush.com) From: Megan Yaniglos- Senior Planner Division: Planning Services Date: January 7, 2015 Subject: SUB - 2014 -183 Estes Park- Phase 2- Final Plat The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14 -301 (B)] Scale. Provide the plat in either 20 scale or 30 scale, 25 scale is not a scale that should be used. 2. [14 -302 (13)(5)] Zoning classification. Provide the proffers as a sheet for the plat. 3. [14 -302 (A)(4)] Private easements. Provide a 10 foot landscape easement on lots 24 -31 and open space per the section and ZMA2012 -008. The open space only shows six feet for the buffer, when 10 feet is required. 4. [14 -303 (G)] Ownership of common areas. Estes Park is listed as the HOA that will be maintaining all the open spaces, however, I have heard that the development will be in Forest Lakes. Please clarify. 5. [14 -317] Instruments. Provide instruments for the maintenance of easements (landscaping, open space, and private streets. If the maintenance of some of these or all of them are covered under the HOA documents, provide a copy of that for review and approval by the County Attorney. 6. [ZMA2012 -008] All improvements that were shown on the rezoning plan, must be shown and bonded on the plat. These include walking trails in the open space, picnic tables, tot lot, and the buffered landscaping and fence. 7. [ZMA2012 -008] The affordable housing needs to be addressed. State with a note on the plat whether cash will be paid in lieu of units, or show which units will be affordable. 8. [ZMA2012 -008] The buffer landscaping must be Leyland cypress trees in a staggered row as shown on the rezoning plan.
