Subject: SUB 2013 -00024 Reihn - BLA
The County of Albemarle Planning Division will grant or recommend approval of the boundary line adjustment
plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(4&5)] Private & Public Easements. Provide the location and dimensions of all existing private
or public easements. The easements should be labeled with the deed book and page number and the
name of the owner of record.
Rev1: Comment addressed.
2. [14- 302(B)(5)] Zoning classification. Provide a note with the zoning classification of each parcel.
Rev1: Comment partially addressed. However, add TMP 44 -33G7 to the zoning note.
Rev2: Comment addressed.
3. [14- 302(8)(7)] Reservoir watershed; agricultural- forestal district. Please add a note stating that these
parcels are within the South Fork Rivanna water supply watershed and are not within an agricultural - forestal
district.
Rev1: Comment addressed.
4. [14- 302(B)(10)] Stream buffers. Show the location of stream buffers required by section 17 -317 of the
water protection ordinance, with the following note: "The stream buffer(s) shown hereon shall be managed
in accordance with the Albemarle County Water Protection Ordinance."
Rev1: Comment not fully addressed. Show all portions of the stream buffer on TMP 44 -40 as
depicted in County GIS. Also, please clarify the two parallel lines that run through the NE corner of
TMP 44 -40, it is unclear what these lines represent.
Rev2: Comment addressed.
5. [Comment] This plat cannot be approved until VDOT completes their review and grants approval.
Rev1: Comment still valid. Engineering and VDOT must approve the plat prior to final approval.
Rev2: Comment still valid. VDOT must approve the plat prior to final approval. Engineering has
reviewed the plat and has no objection.
6. [Comment] The public right -of -way vacation may have to go to the Board of Supervisors for approval.
Once I get a determination from the subdivision agent, I will pass it along.
Rev1: Comment addressed, it has been determined that Board approval is not required.
7. [14- 302(A)(15)] Identification of all owners. Include the name and address of all property owners including
TMP 44 -33G7.
Rev2: Comment addressed.
8. [14- 303(K)] Temporary turnarounds. Revise the temporary turnaround note to clarify that the easement will
be vacated upon acceptance by VDOT of the Future Fox Run Lane Extension.
Rev2: Comment addressed. Both Bill and Troy are fine with the language as provided.
9. [14- 303(0 &P)] Signature and Notary Panels. Include signature and notary panels for TMP 44 -33G7.
Rev2: Comment addressed.
10. [Comment] Through review of the South Ivy Phase II plat with JT Newberry, it has come to light that the
portion of right -of -way between the existing cul -de -sac shown on this plat and the southern boundaries of
TMPs 44 -39 and 44 -40 is not dedicated with either plat. Label that portion of right -of -way as dedicated to
public use on this plat and provide the acreage of that area.
