The proposal includes not only day camp activities but overnight camping, campground /boarding camp should be added to the legal description for the SP legal ad and abutting owner notice. • Camp, boarding: As for day camp except that uses and structures for the lodging of guests shall be permitted in locations appropriate for extensive outdoor recreation. • Camp, day: A lot, tract or parcel of land operated as either a commercial or noncommercial enterprise in which seasonal facilities are provided for all or any of the following: camping, picnicking, boating, fishing, swimming, outdoor games and sports and activities incidental and relating to the foregoing, but not including miniature golf grounds, golf driving ranges, mechanical amusement device, or permanent structures for housing of guests. • Section 5.1.05 (below) applies to both daycamps and boarding camps: a. Provisions for outdoor cooking, campfires, cooking pits, etc., shall be subject to Albemarle County fire official approval whether or not a site development plan is required; b. All such uses shall conform to the requirements of the Virginia Department of Health Bureau of Tourist Establishment Sanitation and other applicable requirements. • It will be necessary to determine the number of parking spaces required for this use. This determination will be based on such factors as the number of camp sites (1 space required /campsite), number of attendees /campers, the number of employees and the number of trips per day that the camp will generate. Some of this information was provided in the description of the proposed use. It sounds like the applicant is planning for up to 30 attendees for some activities but it is not clear if some of the events will run concurrently. Please ask the applicant to provide a more detailed parking plan that addresses these points as well as other factors they identify. • Please identify the minimum number of spaces that are proposed on the concept plan. It looks like there are about 15 proposed in the parking area near the barn but the number of spaces provided in overflow areas is not shown. Parking areas will be subject to the minimum design requirements of Section 4.12.15, subject to the County Engineer. Areas shown as "overflow" may need to be improved parking areas. • What is proposed with the "barn court "? • If the special use permit is approved, a site plan amendment will be required because entrance changes and new parking is proposed. (See Section 32) • A zoning clearance will also be required prior to commencing the use. • 1 would like the opportunity to review any proposed special use permit conditions once you are at that point in the review process.
