The County of Albemarle Planning Division will grant or recommend approval of the subdivision plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 301(D)] Approximate north. The top of each sheet shall be approximately north. Please revise.
2. [14- 302(A)(5)] Public easements. Provide width, deed book and page number for Route 664 and Route
671 public easements. Or, if this is a prescriptive easement, label it as such. Also provide width, deed
book, page number and owner of record of the gasline easement, if applicable.
3. [14- 302(A)(10)] Right of further division of proposed lots. Francis MacCall of Zoning is currently
working on a Letter of Determination to verify the number of development rights for this parcel. When
the determination is complete, add a note to the plat stating how many development rights are
assigned to each lot. The development rights note should fit the following format: "Parcel [letter or
number] is assigned [number] development rights and ma /may not be further divided and when
further divided these rights shall not comprise more than [number' acres. The residue of Tax
Map /Parcel [numbers] is retaining [number] development right s and when further divided shall not
consist of more than [number] acres."
4. [14- 302(A)(11)] Instrument creating property proposed for subdivision. Provide the deed book and
page number of the instrument whereby TMP 8 -50 was created.
S. [14- 302(A)(15)] Identification of all owners and certain interest holders. Provide the names and
addresses of the owners of record for TM 8 -50.
6. [14- 302(8)(5)] Zoning classification. The property is zoned is RA, Rural Areas. Amend zoning note
7. [14- 302(8)(7)] Reservoir watershed. The property is located within a water supply watershed. Amend
note.
8. [14- 302(8)(8)] Yards. Provide a note stating the minimum yards required in the RA zoning district on
both lots or show the location of yards on plat.
9. [14- 303(A)] Statement of consent to division. Include a description of land to be subdivided in the
owners approval note in place of words "land described herein" such as "division of Lot 1 from TMP 8-
50."
10. [14- 303(C)] Boundary lines. Provide length of boundary line segment along western boundary for lot 1,
between stone found and iron set. Segment is just south of the new property line.
11. [14- 303(D)] Acreage of lots. Include the existing acreage, prior to the division, of TMP 8 -50 on the plat.
12. [14 -316; 14 -400; 14 -404] The requirements of these sections for street frontage, VDOT approval of
entrances and single point of access do not apply to any subdivision of a parcel where two (2) or more
dwellings existed on the parcel on October 14, 2009 and one existing dwelling would be located on
each lot created. Please verify that this subdivision meets this standard and provide a note on the plat
stating such.
13. [14 -312] Location of existing buildings. Show the location of any existing buildings on the land to be
subdivided within fifty (50) feet of the new proposed lot line, if any.
14. [14 -310 & 14 -416] Health Director approval. Health Department approval for the proposed
subdivision is required prior to final approval of plat. Soils data was forwarded to VDH on 12/2/14.
