Re: SUB -2014 -001 I l Wintergreen Farm Preliminary Plat
Dear Ms. Falkenstein:
We have reviewed the preliminary subdivision plat for the proposed Wintergreen Farm development
dated T1,14 with revisions dated 9/22114 and I U13 14 as submitted by Collins Engineering and offer the
following comments:
1. The multiple connections in multiple directions standard to satisfy SSAR requirements has not
been met with this submittal. Four alternatives that would satisfy this requirement. Two of the
alternatives (connecting to Redfields and connecting to Hatcher Court) would require permission
from either a home owners association (Redf elds) or from two land owners (Hatcher Court).
Another alternative would be to connect the section of Wintergreen Farm that has access onto
Sunset Avenue to the section of Wintergreen Farm that has access to Mosby Mountain. This
alternative may require waivers.fpermits from Albemarle County and/or State agencies due to
flood plain and critical slopes that would likely be impacted by making the connection. The
fourth alternative would be to provide a second connection to Wintergreen Farm at the
intersection of Sunset Avenue and Country Green Road. As Wintergreen Faun has road frontage
at this intersection, it appears that connection to this intersection can be achieved.
2. The resubmittal letter submitted with the revised preliminary plat indicates that Sunset Avenue
will be designed to GS4 standards. This should be noted on the preliminary plat.
