Dear Mr. Regan:
The Albemarle County Architectural Review Board, at its meeting on December 15, 2014, completed a preliminary review of the
above -noted request to construct 104 townhomes with associated site improvements. The Board offered the following
comments for the benefit of the applicant's next submittal. Please note that the following comments are those that have been
identified at this time. Additional comments may be added or eliminated based on further review and changes to the plan.
1. Reconsider the color of the shingles for the townhouse roofs. Revise to a slate gray architectural shingle.
2. Revise the facade composition on the Inglewood Drive streetscape, lots 68 -74, to eliminate the random alignment of
openings and to coordinate the pediments with other architectural features. Consider introducing natural brick in places that
would break up the homogeneous appearance of the painted brick facade. (Submit the revised drawings to be placed on a
consent agenda for final approval.)
3. Include the window glass note on the architectural drawings: "Visible light transmittance (VLT) shall not drop below 40 %.
Visible light reflectance (VLR) shall not exceed 30 %."
4. Show all proposed equipment on the plan. Show how the equipment will be screened from view.
5. Add the mechanical equipment note to both the site and architectural plans. "Visibility of all mechanical equipmentfrom the
Entrance Corridor shall be eliminated."
6. Provide a lighting plan for review.
7. Intersperse flowering ornamental trees of a species common to the area among the London plane trees along the
Hydraulic Road frontage.
8. Provide documentation from utility /easement holders that there is no objection to the proposed planting along the Hydraulic
Road frontage.
9. Shift trees and storm pipes as necessary to eliminate conflicts throughout the site without decreasing the quantity of
proposed trees.
10. Clarify on the plan the location of the cherry laurel hedge.
11. Show tree protection fencing for the existing London plane tree that is to remain at the southeast corner of the site.
The ARB has agreed to review revised drawings addressing comment #2, above, on a consent agenda at an upcoming
meeting. To be placed on the January 5, 2015 consent agenda, please submit 8 sets of revised drawings, together with a memo
explaining how the comment has been addressed and the attached resubmittal form, by 10:00 AM on December 29, 2014.
It is anticipated that the ARB will take a final action on this proposal on January 5 and, following that action, revised drawings
addressing the remaining comments listed above will be required. Additional details on those submittal requirements will be
