Please show and label the pool house and proposed greenhouse on both application plans in addition to any other structures that will be used for special events (such as the bridal changing area). Consider designating a general area on the plan to which special events activities and structures related to these activities will be confined. 2. Please provide additional information about the agricultural use of the proposed greenhouse and how events will be accommodated within that space. If a conceptual layout or floor plan is available, that would be helpful. 3. Alteration of the farm entrance triggers the requirement of a site plan. Approval of a site plan will be required prior to commencing the use, once a special use permit is approved. If a waiver from the full blown site plan requirement is desired, you will need to provide a justification for the request that demonstrates that an unusual situation exists or substantial hardship or injustice would result from this requirement. A site plan waiver is not a full waiver of the requirement and still involves a plan with a review process. 4. Please clarify whether there will be a total of 24 special events annually or 24 special events with up to 150 attendees and 5 additional events with up to 250 attendees. 5. The application mentions that the pool house will be used as a changing room for the groomsmen. Please specify what facility, if any, will be used for the bridal changing area and label it accordingly on the application plan. 6. The parking area shown on the application plan states that it will accommodate 333 cars. For special events, the ordinance requires one parking space per 2.5 attendees plus one space per employee. The dimensions shown on the plan do not incorporate space for access aisles between parking spaces — please revise the plan to either remove reference to the number of spaces or revise the total number of spaces to reflect adequate room for vehicle access aisles. The County standards for parking aisles can be found in Section 4.12.16 of the zoning ordinance. 7. The following may be recommended as conditions of approval for the special use permit: a. A shuttle service will be required for events with over 100 attendees. b. A 10 pm noise curfew will apply for events with amplified sound. c. The total number of events will be capped at 24 annually with up to 150 attendees, except that up to 250 guests will be permitted at 5 of the 24 events. d. Primary use of the proposed greenhouse shall be for agricultural purposes.
