The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
January 5, 2015. The Board, by a vote of 4:0 approved the request, pending staff administrative approval of
the following conditions:
1. Reconsider the color of the shingles for the townhouse roofs. Revise to a slate gray architectural
shingle.
2. Include the window glass note on the architectural drawings: "Visible light transmittance (VLT) shall
not drop below 40 %. Visible light reflectance (VLR) shall not exceed 30 %."
3. Show all proposed equipment on the plan. Show how the equipment will be screened from view.
4. Add the mechanical equipment note to both the site and architectural plans. "Visibility of all
mechanical equipment from the Entrance Corridor shall be eliminated."
5. Provide a lighting plan for review.
6. Intersperse flowering ornamental trees of a species common to the area among the London plane
trees along the Hydraulic Road frontage.
7. Provide documentation from utility /easement holders that there is no objection to the proposed
planting along the Hydraulic Road frontage.
8. Shift trees and storm pipes as necessary to eliminate conflicts throughout the site without decreasing
the quantity of proposed trees.
9. Clarify on the plan the location of the cherry laurel hedge.
10. Show tree protection fencing for the existing London plane tree that is to remain at the southeast
corner of the site.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting
the changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal' form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staff's review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
