The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line
Adjustment Plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14- 303(L)] Easements. On Sheet 2, for the "20' Drainage Easement Hereby Vacated", assure the easement
is correctly labeled as to how it was depicted on the original final plat, "20' Public Drainage Easement ".
2. [14- 303(L)] Easements. On Sheet 2, for the "Drainage Easement Herby Vacated", assure this was truly a
drainage easement that was recorded. Upon my review of the final plat it appears the item was merely a line,
568. Revise if appropriate.
3. [14- 303(L)] Easements. On Sheet 2, for the "Access Easement", assure that it is correctly labeled as "20'
Access Easement".
4. [14- 303(L)] Easements. On Sheet 2, for the "New 20' Drainage Easement", is this to be public or private.
Assure it is listed on the plat. If it is to be public, assure it is labeled as such and labeled as "dedicated to
public use ". If it is to be public both VDOT and County Engineering will need to sign off on this.
Engineering comments — Justin Deel
1. The gabion basket wall in the biofilter will need to be installed to reflect the new location of the
drainage entrance. Once the biofilter is constructed, we will need to see an as -built ensuring that this has
been done.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a
revised final plat to address all of the requirements within six (6) months after the date of this letter the
application shall be deemed to have been voluntarily withdrawn by the developer.
