Shah - rural Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [Comment] This plat is "step 2" in a 3 step process. This plat shall be approved and recorded after "step 1" is approved and recorded. Assure that the last DB page reference number for "Lot 1" is revised once step 1 is recorded. 2. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to or with the final plat, evidence satisfactory to the agent that the entrance of the principal means of access for each lot onto any existing public street complies with Virginia Department of Transportation standards. Please provide this documentation. 3. [14- 302(A)10] On sheet 1, note B, revise the note to state something to the affect: "No development rights are being affected by the boundary line adjustment of Lot 1 " 4. [14 -309 & 14 -3101 Soil evaluations & Health director approval of septic systems. The submitted soils evaluations were forwarded to the Health Department, pending their approval. The plat cannot be approved until their approval is received. 5. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
