Commissioner March 12, 2015 Ms. Ellie Carter Ray Senior Planner County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: SUB - 2015 -00006 Cole's Import Specialists Easement Plat Dear Ms. Ray: We have reviewed the final plat entitled "Plat Showing New Easements for Tax Map 45, Section A, Parcel 10013 The KSR Investment, LLC Property" dated January 9, 2015 with revisions dated February 10, 2015 as prepared by Meridian Planning Group, LLC and offer the following comments: The access easement has been moved 2 feet further into the site. However, as discussed in the review comments for the site plan in a letter dated 2/4/I5, there is approximately 2' elevation deference between the curb to be constructed and the property line located 4' from the curb. In order to connect this entrance to the adjoining property and tie all slopes in, it still appears that additional easement for grading is necessary to allow this connection. If the engineer can demonstrate that the connection can be made and all grading on TMP 45 -10013 will be contained within the proposed access easement when a connection to TMP 45 -100A is made, we can support approval of the easement plat.
