The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which
is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(1)] Name of subdivision. The name or title of the application must be the same throughout all of
the sheets. Two different titles are provided; revise to one comprehensive title throughout.
2. [14- 302(A)(2)] Vicinity map. Provide a vicinity map on the plat.
3. [14- 302(A)(11)] Instrument creating property proposed for subdivision. Replace DB 2609 PG 387 provided
for TMP56 -67 with the more recent DB 3591 PG 236. Replace DB 3547 PG 237 provided for TMP56 -67A
with the more recent DB 3626 PG 619.
4. [14- 302(8)(1)] General information. When revised, please include the revision date on the plat.
Additionally, the sheets should be numbered so as to include all sheets in the application (1 of 3, 2 of 3, and
3 of 3)
5. [14- 302(8)(5)] Zoning classification. Provide a note indicating the Zoning for all included parcels. TMP 56-
67A is zoned Planned Residential Development (PRD), Entrance Corridor (EC), Flood Hazard Overlay (FH),
and ZMA200700012. TMP 56 -67 is zoned Rural Areas (RA) and Entrance Corridor (EC).
6. [14- 302(8)(7)] Reservoir watershed /agricultural- forestal district. Provide a note stating that the parcels are
located in a water supply watershed and are not located in an agricultural - forestal district.
7. [14- 302(8)(10)] Stream buffers. Show the location of stream buffers. Please also add the following note,
"The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water
Protection Ordinance ".
8. [14- 303(A)] Statement of consent to division. Provide the consent statement as listed in the checklist for all
owners.
9. [14- 303(C)] Boundary lines. Provide boundary line information for the subject parcels.
10. [14- 303(D)] Acreage of lots. Provide the acreage of the subject parcels.
11. [14- 303(H &I)] Monuments, Bearing and distance ties. Provide the location and material of all permanent
reference monuments. At a minimum, a definite bearing and distance tie between not less than two
permanent reference monuments on the exterior boundary of the property must be provided. Each sheet
shall contain the monument and bearing and distance tie information.
12. [14- 303(0)] Signature panels. Provide signature panels for the property owners and the County. The
signature panel for the owners shall be located immediately below the consent statements.
13. [14- 303(P)] Notary panels. Provide notary panels for the notary to acknowledge the signature of the
owners.
14. [14 -312] Location of existing buildings. Show the location of any existing buildings within 50' of the
proposed easement line.
15. [Comment] This plat cannot be approved until all reviewers grant their approval. ACSA comments were
provided directly to Jo Higgins. Engineering comments have been provided. I am awaiting VDOT
comments and will forward them upon receipt.
