The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further
review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning
Ordinances unless otherwise specified.]
1. [32.5.2(a)] General information. Include a note on site plan describing the special exception that was
approved for waiver of curb and gutter requirement under County Code § 18- 4.12.15(g) for parking lot and
access aisle.

2. [32.5.2(f)] Watercourses and other bodies of water. Show and label limits of Water Protection Ordinance
Buffer on property. WPO buffer information can be found on County's GIS website. Label and show limits
of stream buffer and label and show limits of flood zones.
Rev 1: Comment not fully addressed. Portion of WPO buffer along branch on southwest portion of
property is not shown. See County GIS for reference.

3. [32.5.2(q)] Traffic generation figures. Note 5 on cover sheet states estimated average daily traffic for
building use is 60 VPD. This is not consistent with memo provided via email on 12/3/14 by Clark -Nexen
which estimates 80 additional daily trips. Please clarify or amend note.

4. [32.6.2(k)] Outdoor lighting. Provide a photometric plan and lighting cut sheets for proposed lights.
Proposed lighting must comply with requirements of Sec. 4.17 of the Zoning Ordinance.

5. [32.7.9.4(b)] Existing trees, preservation in lieu of new plant materials. Amend plan so there is no grading
in the drip lines of trees to be preserved.

6. [32.7.9.4(b)(2)] Conservation checklist. Include a signed conservation checklist on landscape plan.

7. [32.7.5.1] Water Supply and Sewage System. All private water and sewer facilities shall be designed and
constructed to the standards of the Virginia Department of Health and be approved by the Health Director.
The septic system shown should reflect final location and size of VDH approved facility. The water supply
also shall satisfy the requirements of section 32.7.6(b) to provide fire protection.

8. Please keep staff updated with status of cultural resources survey and provide evidence of DHR approval
upon completion.
9. [32.3.5] Variations and exceptions. According to section 32.7.2.2 each private street and travelway within
a development shall be designed and constructed to the standards for private streets in chapter 14.
Section 14- 412(6) requires private streets serving non - residential uses to satisfy VDOT standards, which in
this case would require, at minimum, 18 foot pavement width and 4 foot shoulders. The current paved
access is 14.5 feet wide. Since this site presents an unusual circumstance of having an existing access road
serving a low volume of users and since the use of the property will be unchanged, the request for an
exception to the travelway standards for the access road per section 32.7.2.2 is approved. Engineering
staff recommends oncoming traffic caution signs at both ends of the travelway. See attached engineering
memo for further justification and recommendations.
Provide a note on the site plan cover referencing the approved exception from Section 32.7.2.2(A) -
Minimum design standards for streets and travelways composing the internal road network.
Please show location of any proposed signs on the site plan.
