The undersigned hereby certifies with respect to the property identified as Tax Parcel
10900-00-00-03300 (the "Property") as follows:
The Property is currently zoned Light Industrial (LI) and is located in the Entrance
Corridor Overlay District (EC). The current use of the property, according to our
records, is the fabrication of walk-in refrigeration units. This use is classified
under the category of "assembly of modular building units" under the current
ordinance. Section 27.2.2 (3) allows assembly of modular building units by
special use permit. A special use permit, SP1 998-33 was approved on
September 9, 1998 to allow the use. A copy of the Board of Supervisors action
letter with conditions is attached.
The site plan, SDP -194 approved January -28, 1975, shows the required 17
parking spaces. This would be in accord with the current regulation, Sec. 4.12.6,
which requires 1 space per employee on largest shift (15 employees) plus 1

space for each 500 square feet of area open to customers (minimum of 2
spaces).
This office does not regulate the building code or the subdivision ordinances for

■ The property currently is not in compliance with all of the applicable zoning codes
and ordinances. An inspection on May 8, 2009 revealed that several changes
have been made since the original site plan was approved. In addition, the
special use permit that was approved stipulated conditions of the approval of this

including such on-site accessory uses as machining, babbitting, welding and sheet metal work

27.2.2 BY SPECIAL USE PERMIT
The following uses shall be permitted by special use permit in the LI district:
1. Laboratories, medical or pharmaceutical.
2. Airport, helistop or heliport (reference 5.1.1).
3. Assembly of modular building units.
4. Moving businesses, including storage facilities.
5. Warehouse facilities not permitted under section 27.2.1.17. (Amended 12-2-87)
