The owners of University Heights Apartments, Charlottesville
Investment Properties, are requesting a variance to replace a
previously existing sign, approximately eight feet in height
above grade, thirty -two square feet per single sign face, and
indirect lighting as the enclosed sketches indicate.
The variance is necessary due to the initial lack of
visibility of the recently approved sign at the entrance to the
complex. Eastbound traffic on the 250 Bypass cannot observe the
existing sign at all because it is obscured by the grade of the
Townside Shopping Center complex. The sign does not come into
full view until traffic is almost perpendicular with the sign, at
which time it is too late to turn into the property. The view of
westbound traffic on the 250 Bypass is obstructed by vehicles that
have been allowed to park at the University Shell parking lot, as
well as by the planting and signage at that location.
The signage for this 426 -unit complex is critical for several
reasons. University Heights is a high profile rental property,
leasing apartments on a daily basis. The signage is also
necessary to provide adequate visibility for current residents
and as an aid to visitors to the property. Currently anyone coming
