Mercer, Trust Property Albemarle County, VA, Tax Map 32, Parcel 37C (The Walgreen's Building) Dear Ms. Robinson: In response to your request for a letter of zoning compliance for the above referenced parcel, please be advised of the following: ■ This property is zoned Highway Commercial (HC). It is within.an Entrance Corridor (EC) Overlay District and within the Airport Impact Area (AIA) Overlay District. A copy of Section 24.2.1 of the Zoning Ordinance providing the list of permitted by right uses for the district is attached. ■ A special use permit, SP -2004-055, to allow a two-lane drive through facility associated with the planned Walgreens store was approved on September 7, 2005. A copy of the approval letter and conditions is enclosed. ■ A final site plan, SDP -2006-021, was approved September 26, 2007 showing the 14,820 square foot Walgreen's Pharmacy and the 8100 square foot retail building. Both uses are served by a total of 132 parking spaces (74 spaces for the Walgreen's, 58 spaces for the retail building). A minor amendment, SDP - 2008 -50, was approved to allow minor engineering revisions. ■ A final plat, prepared by Jeffrey A. Miller and dated August 22, 2006, created parcel TMP 32-37C1, a 1.00 acre lot designated as Lot 2 which contains the retail building. Ms. Deborah Robinson August 12, 2009 Page 2 __ ■ A certificate of occupancy was issued on October 23, 2008 indicating that the site was completed according to the approved site plan and special use permit conditions. ■ There is no record of any outstanding zoning violations, A site inspection was conducted on August 11, 2009.
