The Albemarle County Code currently contains this description of the Sugar Hollow district:
Sec. 3 -226 Sugar Hollow Agricultural and Forestal District.
The district known as the "Sugar Hollow Agricultural and Forestal District" consists of the
following described properties: Tax map 25, parcels 11C, 12, 13, 14, 14A, 14B, 14C, 18, 18A, 18B, 21, 21A, 24, 25,
26, 27, 28; tax map 26, parcels 5A, 9, 10, lOB, 10D, IOF, I IC, I ID, 12A, 13, 19, 40B, 40C, 41A, 52, 52D; tax map
27, parcels 8, 8E (part), 26; tax map 39, parcels 2, 2A, 3, 4, 14, 15, 25, 25A; tax map 40, parcels 1, 9, 9C, 10, 10A,
1OB, IOC, 12B1, 22, 22A, 27A, 46C1, 49. This district, created on September 6, 1989 for not more than 10 years and
last reviewed on October 6, 1999, shall next be reviewed prior to September 6, 2009.
The district is located to the west and north of White Hall. The majority of the district is located in the
North Moormans River watershed, which drains to the South Fork Rivanna River and the community's
largest surface drinking water supply. The remainder of the district drains to the Beaver Creek reservoir.
Land cover in the district is largely forested.
The district was created in September, 1989, and originally included 2,546 acres. The following table
shows the history of the district:
The district now includes 4,901.21 acres.
Landowners may withdraw their parcels from districts by right during a renewal at anytime before the
Board of Supervisors takes final action to continue, modify, or terminate the district. No landowners
have requested withdrawal yet.
Agricultural and Forestal District Significance: Nearly the entire district is forested, with some open
pasture areas. Prime and Locally Important agricultural soils are limited and are found mostly at lower
elevations. However, the soils of the nearly the entire district are rated highly for hardwood production,
including soils favorable for black walnut and sycamore production along the streams.
Land Use other than Agriculture and Forestry: In addition to agricultural and forestal uses, the district
includes a relatively small number of residences. Aerial photos do not indicate the presence of other
significant land uses.
Local Development Patterns: The district is largely made up of forested land. The surrounding area
includes both large farm and forest parcels and smaller residential parcels. Eighteen parcels in the
district are under conservation easements.
Comprehensive Plan Designation and Zoning Districts: The Sugar Hollow district is entirely designated
as Rural Areas in the Comprehensive Plan, and the parcels included in the district are zoned RA Rural

Environmental Benefits: Conservation of this area will help maintain the environmental integrity of the
County and aids in the protection of ground and surface water, agricultural soils, mountain resources,
critical slopes, and wildlife habitat.
Time Period: The Sugar Hollow District is currently on a 10 -year review cycle.
Agricultural - Forestal Districts Advisory Committee recommendation: At its meeting on August 24,
2009, the Committee voted unanimously to recommend that the Board renew the Sugar Hollow District
for a 10 -year period.
Staff recommendation: That the Planning Commission recommend renewal of the Sugar Hollow District
for a 10 -year period.
