Dear Sir or Madam:
This letter is to notify you that the following development proposal has been submitted to the County
for review:
SDP200900101 Rivanna.Commercial Park - Preliminary
Request for preliminary site plan approval for two buildings totaling 59,600 square feet. The
proposed use is office and warehouse space on 20.45 acres. A modification of Section 4.2
of the ordinance is required to allow disturbance of critical slopes. The property, described
as Tax Map 32, Parcel 22 is zoned Light Industry [LI], Heavy Industry [HI]; Airport Impact
Area [AIA] and Entrance Corridor Overlay District [EC]. The site is located in the Rio
Magisterial District on the west side of Seminole Trail [Route 29] with access to Northside
Drive. The Comprehensive Plan designates this property as Industrial in the Hollymead
Community.
This development proposal is scheduled for the Site Review Committee meeting on the date
listed below. The applicant's attendance is not mandatory, although it may be requested by the
County. Regardless of whether the applicant will be attending, the County staff will be available
for consultation on the Site Review Committee meeting date at 10:00 a.m., in Room 235 of the
County Office Building on McIntire Road in Charlottesville. This meeting will be an informal
session with the Site Review Committee to discuss issues and share information.
The development proposal will be reviewed and approved, subject to compliance with applicable
ordinances, by the Site Review Committee, unless a written request is made for Planning
Commission review by a member of the Planning Commission, Board of Supervisors, or an
abutting property owner by the Request for Review deadline. If requested for review, the
development proposal will be reviewed by the Planning Commission. All applicable dates
scheduled for this development proposal are listed below.

Plans for the proposed development are available for your review in the Department of Community
Development. To assure the file information is ready for your viewing and to allow staff to be
available to help with any questions, we encourage you to schedule a viewing time. Please call 296-
5832 ext 3004 during business hours (8 a.m. -5 p.m., Mon -Fri) to schedule an appointment. While
an appointment is not required, we do give priority to those with appointments. Those without
appointments may find the materials are in use by others and /or staff is not available to help.
Should you wish to attend the Site Review Committee meeting, please notify the Department of
Community Development so that any concerns may be adequately addressed.
