The Site Review Committee has reviewed the subdivision proposal referenced above. Preliminary
comments for the following divisions of the Department of Community Development and other agencies,
as applicable, are attached:

Comments reflect information available at the time the development proposal was reviewed, and should
not be considered final. However, the Site Review Committee has attempted to identify all issues that
could affect approval of the proposed project.
Please make the revisions that have been identified as necessary for approval by the Site Review
Committee. If you choose not to make the requested revisions, please submit in writing justification for
not incorporating such revisions. Submit eight (8) full size copies and one (1) 11" x 17" copy to the
Department of Community Development including responses to each of the attached comments of the
Site Review Committee by March 15, 2010. Failure to submit this information by this date will result in
suspension of the review schedule. Review will resume when revisions are submitted along with a
reinstatement fee of $65.

The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable
reference to the Albemarle County Code.
1. [14- 302.A.9] Building sites on proposed lots. COMMENT: Pursuant to determining adequate
building site [18 -4.2] staff must confirm adequate parking can be accommodated. Please provide a
shared parking agreement to ensure parking will continue to be accommodated.
2. [14- 302B.7] Reservoir watershed. COMMENT: Per this section, provide note that the property is not
within a reservoir watershed. While the note on the plat regarding the watershed is correct, the
required reservoir watershed note is intended to identify whether a property is in a water supply
protection area.
3. [14 -203B] Yards. COMMENT: Provide required yards on the plan. A note will suffice.
4. [14 -306, 317] Private streets information. COMMENT: Label access easement as "New 30' Private
Street Easement" and provide required private street maintenance agreement.
5. [14- 303.L, 316] Public sight distance easement, Approval of entrance on public streets.
COMMENT: VDOT approval is required
6. [14- 303.N] COMMENT: Provide required private street note, per this section.
7. [14 -303 S] Control Points. COMMENT: Provide control points, as required. This maybe submitted
on a separate sheet.
8. [14-418,400] Fire protection, Minimum Lot Requirements. COMMENT: Inspections Division has
provided a comment that a.3- hour rated firewall is required-this is a Building Code comment. Staff is
still looking into whether the Zoning Ordinance requires this wall must be built before the plat can be
signed. We anticipate having an answer for you at the Site Review Committee meeting.
9. [14 -404, 434] Lot location to allow access from lot onto street or driveway, Completion of on -site
improvements required prior to plat approval. COMMENT: VDOT is requesting the southwestern
entrance onto Route 29 be closed, and, Section 14 -404 also requires that only one entrance may serve
the lots. Therefore, before the plat can be approved the entrance must be removed (and inspected to
confirm removal).

• The existing entrance to the site meets VDOT standards and has adequate sight distance. The entrance to
the south at the taper of the turn lane should be removed.
