Roger,
In response to your two questions:
1.) Access
Currently parcels X and Y get frontage /are accessed from Limestone Crossing (private street owned by
Glenmore) via a shared driveway.
In order to further subdivide either lot, access from Limestone Crossing would have to be extended in the form
of a private street (frontage along a street approved at the time of the subdivision would be required.)
If, as you mentioned, the private street extension of Limestone Crossing would be owned by a separate entity
(not Glenmore) then it would be up to you to prove that legally you have the right /permission to use Glenmore's
private street to access your new proposed private street.
Additionally, the subdivision /street would be subject to the Planning Commission's approval because it would
require approval of a new private street.
2.) The portion of Parcel Z that is zoned PRD is subject to all of the applicable conditions of that rezoning. Therefore,
as long as the owner does not trigger any of the proffers, they would not be affected by them. I am not familiar
with the specific proffers associated with the PRD properties, but I recommend you and the owner review them
and make sure you are clear on what the triggers are, and feel free to ask us if you have any questions.
