RE: ARB- 2005 -84: Hollymead Town Center, Area C, Block 9 (Timberwood edge) — Preliminary
Review of a Site Development Plan (Tax Map 32, Parcel 41D)
Dear Mr. Hurt:
The Albemarle County Architectural Review Board, at its meeting on September 6, 2005, completed a Preliminary
Review of the above -noted request to construct eight commercial spaces, in two integral blocks with associated
parking, sidewalks and planting. The Board offered the following comments for the benefit of the applicant's next
submittal. Please note that the following comments are those that have been identified at this time. Additional
comments may be added or eliminated based on further review and changes to the plan.
1. Provide `Charcoal Gray' for the color of the standing seam metal roof and clock tower elements.
2. Remove the bay window at the first floor of the east end of the building. Use a bay or bays (box
bay) that do not wrap, so the corner of the building continues visually to the ground.
3. Provide information describing any external or internal lighting associated with the clock tower.
4. Provide `Charcoal Gray' in place of the `Pearl Gray' for the clock tower structural elements.
5. Provide an updated Area C plan for review.
6. Show how visibility of all accessory structures and equipment will be eliminated from the
Entrance Corridor, referencing equipment size and location. Use the buildings and site
configuration to screen all such equipment. Include the following note on the site plan: `All
views of equipment and accessory structures from the Route 29 North EC shall be eliminated'.
7. Provide the following note on the planting plan: `A minimum of three feet of planting soil (friable
sandy loam, free of all construction debris) shall be provided the full length of each tree
planting area on site. In all cases, provide a minimum of 100 square feet of soil surface area
and 300 cubic feet of soil volume per tree'.
8. Provide a minimum of 30 feet from the center of any tree above 25' in mature height to the nearest
overhead power line. Dimension this distance on the planting plan.
9. Provide complete information on any additional site lighting proposed, including manufacturer's
cut sheets with all options identified (fixtures, lamps proposed, fixture finish. etc.) and a

photometric plan of the site. All site fixtures shall be full cut off.
10. Provide externally illuminated hanging signs using a consistent color and font range within each of
the four building groups included in this proposal:
• the corner element and flat roofed building
• the flat roofed stucco building
• the two groups of three similar building forms
No window signs shall be permitted. To scale, color drawings of all signage and color elevations
of the signs in place are required with building permit applications. Establish sign areas on the
building elevations and provide scaled drawings describing these areas.
11. Provide revised elevations of the buildings that include the brick piers in place of the wooden deck
posts, indicating the color and material of the piers.
12. Coordinate the plans and elevations.
13. Provide more detailed side elevations.

Revised drawings addressing the comments listed above are required. Please include a memo outlining how each
comment has been addressed. If changes other than those requested have been made, identify those changes in the
memo also.
