CORRECTED LETTER
This letter replaces the letter dated April 28, 2006. The only change in this letter is item #2
that provides further clarification as to parking requirements. Please refer to the April 28,
2006 letter for the enclosures.

Ladies and Gentlemen:
In response to your letter of April 11, 2006, requesting a zoning compliance certificate
for the captioned property, please be advised of the following. This letter is based on a
review of our records and an inspection of the site.
1. The Property is zoned PD -MC, Planned Development -Mixed Commercial, EC,
Entrance Corridor, and is part of Peter Jefferson Place (PJP). The Property is
subject to rezoning ZMA 1996-03 (which amended ZMA 1992-12). Section 25A
of the Zoning Ordinance, proffers, and an approval letter dated August 23, 1996
are attached. PJP VI is located within Parcel N on the Land Use Plan of ZMA 96-
03. Section N is approved for office. ZMA 2001-15 for Martha Jefferson
Hospital rezoned a section of PJP from CO to PD -MC.
2. A site development plan, SDP -2005-133, was approved for the captioned parcel
on April 1G, GVVU. L 11 ljlLul J11VVvo a iv,vvt, v — vu..u...b ...—
appurtenant parking facilities consisting of 303 spaces to be built in Phase I, 285
of which are provided on Parcel 31J. The parking spaces located on the adjoining
parcel may serve the parking requirements for Peter Jefferson Place VII. This use
is a use permitted as a matter of right in the PD -MC district and in accord with
ZMA-1996-03 and no special permit or variance is required. Please be aware that
280 parking spaces are required for this site based on 1 space per 200 square feet
of net floor -area for an -office:- - - - -
3. The 8.007 acre Property is recognized as a separate parcel of land and may be
conveyed, leased, or mortgaged as a separate parcel. The Property is designated as
Lot 12 on a plat by Jordan Consulting Engineers, P.C. that is dated March 30,
2006 and was approved by the County on April 5, 2006. The property is in
compliance with the current subdivision ordinance of Albemarle County. The
property is not subject to any other conditions or special limitations imposed by
the County of Albemarle in connection with any subdivision approval of the
Property. Lot 12 has been assigned parcel number 31J.
4. This department has no record of any past or.pending zoning violations.
