Dear Mr. Smith:
The Albemarle County Planning Commission, at its meeting on, April 5, 2011 approved the
above-noted petition, by a vote of 7:0 with the following conditions:
1. All grading shall be in general accord with the grading shown on the plat titled"Willow Lake
View Preliminary Subdivision Plat" last revised March 23, 2011. Grading for lots Cl and
C2 shall be performed at the same time. Grading for lots C3, C4, C5 and C6 shall be
performed at the same time. Grading for lots C7 and C8 shall be performed at the same time.
Grading for lots Al and A2 may occur individually. This condition shall be noted on the final
plat.
2. The final plat shall show easements necessary to allow grading to occur in accord with
condition 1.
3. The final plat shall include the new 15 foot wide access to the common area shown on lots
Cl and C2 and shall include the area that includes the ACSA easement that is on lot C2.
4. Access to the parcels shall be in general accord with that shown on the plat titled "Willow
Lake View Preliminary Subdivision Plat" last revised March 23, 2011.
5. The area within 100 feet of the normal pool of Willow Lake shall be treated as if it is subject
to the stream buffer provisions of the Water Protection Ordinance as it exists on 4/5/11.
The Preliminary Subdivision Plat has also been approved administratively subject to the
following conditions. The final subdivision plat shall not be signed until the following
conditions have been met:
o 1. Current Development Planner approval to include:
o a. Compliance with all conditions associated with the critical slopes waiver.
o b. A plat meeting all requirements of Chapter 14, Section 303.
❑ C. Approval of Open Space Maintenance documents.
o 2. Current Development Engineer approval to include:
o a. Location of any stormwater easements.
o b. Compliance with all conditions associated with the critical slopes waiver.
❑ 3. Albemarle County Service Authority Approval to include:
o a. Water and Sewer plans.
o 4. Fire and Rescue Division approval to include:
o a. Adequacy of fire flow.
o b. Location of Fire Hydrants.
o 5. Virginia Department of Transportation approval.
