Item #2: Last instrument of record in the Clerk's Office of the Circuit Court of Albemarle County, Virginia on or prior to December 10, 1980 that includes a plat or metes and bounds description of the property. C. Item #3: All plats and/or deeds of record after December 10, 1980, UP UNTIL THE PRESENT DATE. D. Item #4: Any other pertinent information: A sketch showing Tracts making up Tax Map 20 parcel 34 prepared by Roger W. Ray & Assoc., Inc. Ray, LS John Shepherd Albemarle County Zoning Department 401 McIntire Road Charlottesville, Virginia 22903 Dear Mr. Shepherd: Land Surveyors Land Planners July 7, 2005 The .parcel of land shown on current Albemarle County Tax Map 20 as parcel 34 was sold to Ellis Lindsay as three separate tracts in three separate deeds, one tract of 15.15 acres conveyed to Lindsay in DB 102 page 92 and shown in pink on the attached sketch, one tract of 5.7 acres conveyed to Lindsay in DB 120 page 92 and shown in green on the attached sketch, and one tract of 8 acres, 1 rood, and 11 poles (8.32 acres) conveyed to Lindsay in DB 166 page 4 and shown in blue on the attached sketch. In a deed recorded January 5, 1970 in DB 468 at page 14, the heirs of Ellis Lindsay sold off a 3.01 acre parcel from the 8.32 acre tract described above, shown in yellow on the attached sketch, leaving a residue in this parcel of approximately 5.31 acres. The only transaction for this land since December 10, 1980 was recorded in DB 2628 at page 464 and conveyed one of the Lindsay heirs interest in parcel 34. In this deed, the land is described as 3 separate tracts. We believe the tract currently shown as Parcel 34 on Tax Map 20 consisted of 3 separate parcels on December 10, 1980 (15.15 acres shown in pink, 5.7 acres shown in green, and the residue of the 8.32 acre parcel shown in blue after the conveyance off of the 3.01 acre parcel shown in yellow) and that no act has been taken to combine it with other tracts since that date. Each of these three parcels would therefore be entitled to its own full compliment of development rights. If you have any questions, or need additional information, please do not hesitate to call.
