The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on June 7, 2012. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to the Department of Community Development. This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. Erosion and Sediment Control, BMP Stormwater Management, and road plans with the associated applications and fees must also be submitted with the eight (8) tentative Plans. Once the tentative plan is submitted and reviewed you will receive comments from all departments /divisions /agencies that have made comment on the tentative plan. Any further responses must be made directly to each department /division /agency that has further comment. After all aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the final site plan application, and final site plan fee to the Department of Community Development. Signing of the plans will occur within one week once it is determined that the final site plan mylars reflect all tentative approvals. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Department of Community Development shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained: Current Development approval to include: ❑ Meet all the requirements in Chapter 18 Section 32 for final site plans, including landscape plans, and lighting plans. ❑ Approval of shared parking agreement. Engineering approval to include: ❑ The plan must meet all engineering requirements of the Water Protection, Subdivision, and Zoning Ordinances in addition to all engineering standards detailed in the County's Design Manual. VDOT approval to include: ❑ The design speed on Belvedere Blvd is 35 mph and has a corresponding sight distance of 390 feet. The proposed entrance to the left shows a sight distance of 335 feet. ❑ The 335 foot sight line has vertical obstructions and will be worse with the corrected 390 foot sight line is applied. In addition, the building footprints are in conflict with the 390 foot sight line. ❑ There also appears to be a sight line obstruction when by the two buildings closest to the entrance to The Reserve at Belvedere. E911 approval to include: ❑ The road names of "Belvedere Place" and "Belvedere Way" are acceptable road names. The road name of "Belvedere Lane" is not necessary nor acceptable. The ordinance allows for five (5) road names that begin with the same word. Currently existing there is "Belvedere Boulevard" and "Belvedere Drive ". With the acceptance of "Belvedere Circle" that leaves only two (2) other names that begin with "Belvedere ".
