The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on June 7, 2012. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to the Department of Community Development. This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. Erosion and Sediment Control, BMP Stormwater Management, and road plans with the associated applications and fees must also be submitted with the eight (8) tentative Plans. Once the tentative plan is submitted and reviewed you will receive comments from all departments /divisions /agencies that have made comment on the tentative plan. Any further responses must be made directly to each department /division /agency that has further comment. After all aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the final site plan application, and final site plan fee to the Department of Community Development. Signing of the plans will occur within one week once it is determined that the final site plan mylars reflect all tentative approvals. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Department of Community Development shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained: Zoning & Current Development approval to include: ❑ Meet all the requirements in Chapter 18 Section 32 for final site plans, including landscape plans, and lighting plans. ❑ Architectural Review Board approval. ❑ Approval of the plat vacating Ellison Street (SUB201100059) Please contact Megan Yaniglos at 296 -5832 if you have questions or require additional information. Engineering approval to include: ❑ The plan must meet all engineering requirements of the Water Protection, Subdivision, and Zoning Ordinances in addition to all engineering standards detailed in the County's Design Manual. VDOT approval to include: ❑ The intersection of Road A and New Main Street still does not have the minimum 4 foot utility strip needed for the stop sign nor does it have the minimum 4 foot traversable space provided behind the curb ramp. In addition, the existing CG -12 is drawn as a type A and it was constructed as a Type B or C. A type B or C will not work as shown. ❑ The New Main Street from Route 240 to Road A does not have parking. If parking is to be provided to the east on New Main, the width will need to adequately accommodate it. Also, parking should be provided on both sides of Road A past the proposed entrance to the site. ❑ The utility strip at the location of the stop sign needs to be a minimum of 4 feet wide and a right of way adjustment needs to be made around the back of the sidewalk. A utility strip behind the curb of 4 feet needs to be added on the east side of Road A and between the parking spaces on Road A and the sidewalk. ❑ The new building corner still does not provide enough width for the utility strip and sidewalk. ❑ The entrance throat requirement is not met on the north side of the proposed entrance. The entrance width can be reduces to 24 feet wide. ❑ The proposed pavement will need to adjust the crown line for Road A properly. It is likely that the entire entrance will need a mill and overlay to provide the proper crown. ❑ The proposed entrance grade has a 8 percent algebraic difference without an adequate parabolic vertical curve. Street connections need to be designed in accordance with the CG -11 standard for a street connection. ❑ The crown line on New Main Street is in the wrong location. ❑ The proposed traffic on Road A needs to be taken from the Traffic Study that is being developed for Crozet Square to get an adequate pavement design on Road A.
