Wyant; TMP 27-16
Dear Mr. Shepherd:
We believe the above -referenced tax parcel in Albemarle County has 7
development rights calculated as set forth below. We enclose the fee of $40.00 for the
determination of development rights of TMP 27-16.
The last instrument of record for TMP 27-16 prior to December 10, 1980 that
includes a plat or metes and bounds description is a Deed dated April 4, 1974 from Adam
C. and Mary L. Wyant to Larry W. and Lorraine D. Wyant and recorded in Deed Book
548 Page 480. This Deed transfers a subdivided parcel of 6.766 acres, as described on
the plat of R.O. Snow and Associates dated March 12, 1973, a copy of which is enclosed.
The property history is as follows: Applicants acquired 79.37 acres from A.K.
Wyant and Irene C. Wyant by deed dated February 8, 1968 and recorded in Deed Book
440 Page 127. This same land was later subdivided in 1973, with an 8.99 acre parcel
transferred to David C. and Sandra W. Wyant by Deed dated August 22, 1973 and
recorded in Deed Book 536 Page 638, leaving a residual parcel of 70.38 acres. The
residue was further subdivided in 1974, with the 6.766 acre parcel transfer to Larry W.
and Lorraine D. Wyant pursuant to the above -referenced last deed of record, leaving a
residual parcel of 63.614 acres. Finally, Adam C. Wyant and Mary L. Wyant transferred
this residual parcel of 63.614 acres to themselves as trustees of the Adam C. Wyant
Revocable Trust by Deed dated June 5, 1997 and recorded in Deed Book 1617 Page 162.
There are no other plats or deeds of record with respect to this parcel.

each. Assuming the minimum lot size, there remains 53.614 acres, into which 2 lots of a
minimum of 21 acres each could be divided, or a total of 42 acres. This brings the total
to 5 plus 2, or 7 total development rights.
