Enclosed please find the following: Request for Development Rights Determination; 2. check in the amount of $8.0.00 payable to the County of Albemarle, Virginia for the County's fee; 3. Tax Map pages with these two Parcels highlighted in yellow; 4. copy of plat by Roudabush, Greene & Gale, Inc., dated September 29, 1986, recorded in Albemarle County Deed Book 903, page 433, approved for recordation by the County Director of Planning, containing notes regarding the five (5) division rights with current TM 49-18 and the five (5) division rights with current TM 49-18B; 5. copies of chain of title and all plats and deeds of record from May 17, 1972, up until the present date; and 6. my analysis of "by right" development yielding 17 parcels from "by right" division of TM 49-18 and 46 parcels from "by right" division of TM 49-18B. n County of Albemarle Department of Community Development December 15, 2005 Page 2 TM 49, Parcels 18 and 18B are two parcels of record as recognized on the current Tax Maps and on the plat by Roudabush, Greene & Gale, Inc., dated September 29, 1986, recorded in Deed Book 903, page 433, with each parcel having 5 division rights as noted on this recorded plat approved for recordation by the County Director of Planning. Parcel 18 containing 286.863 acres has 5 division rights under section 10.5.1 of Chapter 18 of the Albemarle County Code. Assuming these 5 division rights are used within 25 acres, there remain 261.83 acres which would yield 12 additional parcels of 21 acres or more under section 10.3.2, for total of 17 parcels. Parcel 18B containing 891.679 acres has 5 division rights under section 10.5.1 of Chapter 18 of the County Code. Assuming these 5 division rights are used within 25 acres, there remain 866.679 acres which would yield 41 additional parcels of 21 acres or more under section 10.3.2, for a total of 46 parcels.
