In response to your application for a letter of zoning compliance, this office has researched
the above referenced property and offers the following information:
1. The Property is zoned Highway Commercial (HC) and Entrance Corridor Overlay (EC)
districts, subject to the use limitations and regulations of those districts and the Albemarle
County Zoning Ordinance.
2. The Property is currently vacant.
3. The Property has an approved Final Site Development Plan (SDP2008-90) dated January
14, 2010.
4. The elements of SDP2008-90 have been duly approved by all required departments and
agencies.
5. The parking shown on the plan conforms to the Albemarle County Zoning Ordinance.
6. To the best of my knowledge, the Property is in compliance with all applicable zoning
ordinances, rules and regulations, including parking requirements, based on the final zoning
inspection(s) prior to occupancy.
This letter may be relied upon by the addressee(s) listed above and by any assignee or
successor in interest in the Property whether as owner or mortgagee. I am authorized and
