RE: SP -2005-35: Outdoor Furniture Display (Classic Furniture)
Dear Mr. Cox,
Thank you for your recent submittal of the special use permit application for outdoor sales, storage and
display for Classic Furniture in the Route 29 North Entrance Corridor. Please find preliminary comments
on your proposal enclosed with this letter.
Comments reflect information available at the time the development proposal was reviewed, and should
not be considered final. Please submit requested revisions and/or new information by February 24, 2006. A
public hearing before the Planning Commission has been tentatively scheduled for April 11, 2006, and a
public hearing before the Board of Supervisors will follow on a later date. In order for you to stay on this
public hearing schedule, all additional information and/or revisions to the project must be submitted no
later than the February 24, 2006 deadline.

1. Verify adequacy of parking with the Zoning Administrator.
2. Bollards or some other sort of permanent physical barrier should be installed to delineate the area of
display to prevent encroachment onto other parking areas or into travelways.
3. No site plan will be required for this use. A Letter of Revision can be issued pending approval of the
Special Use Permit.

1. The applicant needs to provide information about current tenants so we can confirm these parking
spaces can be converted to another purpose (display). We need each tenant's name and breakdown of
space (square footage) within the building served by this parking area.
2. Suggest we require some type of barrier on the rear of the display area near the entrance, to prevent
encroachment into the circulation aisle / entrance.

1. Due to the problems we continuously have in that area I would insist the parking lot be secured after
business hours. If the furniture is to be left outside after hours they need to clearly mark the parking
lot for "No Trespassing After Business Hours", and give us full authority to enforce such regulation. I
hope it is some heavy duty furniture or the late night crowd will try to walk off with it.
