This letter is based solely on a review of our zoning records. We have not preformed an on -site inspection of the property. 1. Our Computer Assisted Mass Appraisal (CAMA) property records contain the following information: T.M. 86 -13 contains 140.4 acres, 2 farm structures and no dwellings. This parcel was determined to have 5 development rights by the letter dated June 8, 1999. A copy of this letter is enclosed. T.M. 86 -13A contains 205.314 acres, no farm structures and 1 dwelling. This parcel was determined to have 5 development rights by the letter dated June 8, 1999. T.M. 86 -16C1 contains 42.005 acres, no farm structures and no dwellings. This parcel was determined to have 3 development rights by the letter dated June 8, 1999. T.M. 86 -22 contains 494.15 acres, no farm structures and 1 dwelling. T.M. 86 -22A contains 4.7 acres, 6 farm structures, 1 commercial office and 1 dwelling. This parcel was determined to have never been subdivided and to remain as part of Parcel 22 by the letter dated June 8, 1999. It was created as a life estate. A home occupation was approved on this parcel in 1981. T.M. 86 -23 contains 300 acres, 3 farm structures and 1 dwelling. This portion of the original parcel located north of Route 696 was determined to have 5 development rights by the letter dated June 8, 1999. A home occupation was approved on this parcel in 1985. T.M. 86 -23A contains 2.6 acres, no farm structures and no dwellings. This parcel was determined to have 1 development right by the letter dated June 8, 1999. T.M. 86 -23B contains 297.7 acres, no farm structures and no dwellings. This is the portion of the original Parcel 23, located south of Route 696, was determined to have 5 development rights by the letter dated June 8, 1999. T.M. 86 -23C contains 2.0 acres, no farm structures and no dwellings. This portion of the original T.M. 87 -2 located north of Route 696 was determined to have 1 development rights by the letter dated June 8, 1999. T.M. 86 -24C contains 14.600 acres, no farm structures and no dwellings. This parcel was determined to have 5 development rights by the letter dated June 8, 1999. T.M. 86 -24D contains 104.300 acres, no farm structures and 2 dwellings. This parcel was determined to have 5 development rights by the letter dated June 8, 1999. T.M. 86 -25 contains 125.010 acres, no farm structures and no dwellings. This parcel was determined to have 5 development rights by the letter dated June 8, 1999. A home occupation was approved on this parcel in 1985. On November 13, 1974 the Board of Supervisors approved a special permit, with conditions, for a landing strip on this parcel. The Board deleted Condition #4 on March 27, 1975. Copies of the action letters are enclosed. T.M. 86 -26 contains 26.53 acres, no farm structures and no dwellings. August 18, 2005 Page 3 T.M. 87 -1 B contains 5.000 acres, no farm structures and no dwellings. This parcel was determined to have 2 development rights by the letter dated June 8, 1999. This was a portion of T.M. 86 -22. T.M. 87 -2 contains 178.000 acres, no farm structures and 2 dwellings. This parcel was determined to have 5 development rights by letter dated June 8, 1999. T.M. 87 -3 contains 350.897 acres, no farm structures and 1 dwelling. This parcel was determined to have 5 development rights by the letter dated June 8, 1999. A home occupation was approved on this parcel in 1980. The Board of Supervisors has approved four special for the Albemarle County Fair on this parcel. Copies of the action letters for SP- 1987 -109, SP- 1988 -90, SP- 1992-19 and SP- 1996 -045 are enclosed 2. All of the referenced parcels are in the Rural Areas- RA Zoning District. The uses that are permitted by right and by special permit in this district are set forth in Section 10.2.1 and 10.2.2. A copy of these sections is enclosed. Dwellings, farm buildings and other structures are permitted by right in the RA district. 3. We have no record of zoning complaints or zoning violations regarding uses or improvements on the referenced parcels in our zoning data base. 4. Please be aware that the Board of Supervisors is considering amendments to the Rural Areas chapter of the Comprehensive Plan. Once approved, it is anticipated that Section 10 of the Zoning Ordinance will be amended to implement the amended Comprehensive Plan. 5. In the event of casualty, the conforming improvements located on the property may be reconstructed to their current location and dimensions. Legally non - conforming improvements located on the property, if any, may be reconstructed to their current location and dimensions in accord with the provisions of Section 6.3 of the zoning ordinance. 6. Each of these parcels, with the exception of T.M. 86 -22A, is recognized in our records as a separate parcel that may be conveyed, leased or mortgaged. The parcels are subject any restrictions contained in any recorded documents that constitute the chain of title. No new certificate of occupancy or inspection will be required upon the sale, lease, transfer or other chance of ownership. 7. A search of our computerized records back to 1991 revealed no Certificates of Occupancy. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. The absence of a certificate of occupancy for the project will not give rise to any enforcement action. A certificate of occupancy will only be required to the extent of any construction activity in the future.
