The Charlottesville KOA has a total of 70 camping sites. Thirty eight of the sites are
primitive (combination of tent and RV) and primarily use the existing facilities at the bath
house or dump station. The bath house is connected to two drainfields. Thirty two sites
have full hook ups (RV) and are connected to two additional drainfields. The
campground is served by a private well for the water system and a septic system with
multiple drainfields for wastewater treatment and disposal. Both the water system and
septic system have been permitted by Virginia Department of Health and the operation
permits are in good standing.
The KOA wants to convert 6 tent camping sites to "Kamping Kabins ". The "Kamping
Kabins" will have 2 bedrooms, one bathroom, and a limited kitchen. The "Kamping
Kabins" will increase the water usage of the tent camping sites. VDH originally
estimated the non hook up sites to use 825 gallons per day for 38 sites (21.7 gpd per site).
We agree with that estimate. EPA typical water usage for cabins is estimated at 29 gpd
per occupant. Based upon two occupants per bedroom, the "Kamping Kabins" will
generate about 116 gpd each or 696 gpd for all 6 "Kamping Kabins ". The resulting
number of non hook up sites will be 32, with a corresponding water usage estimate of
694.4 gpd. The total water usage for the 38 sites is estimated to increase from 825 gpd to
1390 gpd. There will be no increase in wastewater strength from the conversion of the
tent camping sites to "Kamping Kabins ".
Based upon our field investigations and calculations there is adequate space on the 27.5
acre parcel to easily accommodate the increased wastewater generated by the conversion
of 6 tent camping sites to "Kamping Kabins ". There is also adequate area to meet VDH
Total Nitrogen requirements. The drainfields will not be regulated under VDH "Mass
Drainfield" regulations. Since there will be no increase in the strength of the wastewater
generated, no additional treatment beyond a typical septic tank will be required. A permit
application with the system modifications will be submitted to VDH for their approval
prior to obtaining a building permit for the construction of the "Kamping Kabins ".
