The Site Review Committee has reviewed the development proposal referenced above. Initial
comments for the following divisions of the Department of Community Development and other
agencies, as applicable, are attached:

Comments reflect information available at the time the development proposal was reviewed, and
should not be considered final. However, the Site Review Committee has attempted to identify
all issues that will be required to be resolved prior to Final Site Plan approval. The Lead
Reviewer will either approve with conditions or deny the Initial Site Plan within 15 days of the
Site Review Meeting.

The County of Albemarle Planning Division will recommend approval of the plan referenced above
once the following comments have been satisfactorily addressed (The following comments are those
that have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.): [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
Planning Division
1. [Section 14 -4091 Please show that Free State Road extends to the abutting property line.
2. [Section 4.71 On Sheet Cl, under the Land Use Schedule, please provide a sheet or additional
information about the boundaries and amount of area occupied by each of the Open Space areas
lettered A -E. If necessary, the Zoning Administrator may need to confirm that streets are a
permitted use in common open space.
[Section 32.5.2(a)] On Sheet C1, under Zoning, please note this property is also zoned Airport
Impact Overlay district.
4. [Section 32.5.2(a)] On Sheet C1, under Setbacks, please show the side setback as 15 feet. If the
side yards are proposed to be reduced to 10 feet under Section 4.11.3, please provide evidence of
approval from the Fire /Rescue division and reference Section 4.11.3 on the cover sheet.
Additionally, please show maintenance easements between the outer walls of dwellings with the
reduced setback.
5. [Section 32.5.2(b)] On Sheet Cl, please specify the number of each type of residential use (duplex
versus multifamily). Please also include the number of bedrooms for the multifamily dwellings.
6. [Section 32.5.2(b)] On Sheet Cl, please provide a schedule of parking, including the maximum
amount required and the maximum amount provided. For the multifamily dwellings, please be
sure to include guest spaces as provided in Section 4.12.6. Please show or note the location of the
guest parking on the plan.
7. [Section 32.5.2(b)] On Sheet Cl, please show the proposed density [26 units /7.01 acres= 3.67
du/ac.].
8. [Comment] As a reminder, separate building permits are required for the retaining walls shown on
Sheet C6 as well as any other retaining walls 3 feet in height or taller.

1) There appears to be no future connection for the private roads. Show public roads for the
entire length and remove the hammerhead. Show a horizontal curve ending in a cul -de -sac.
2) Please verify if the stream shown is a perennial stream. This is not shown on GIS, but an
assessment needs to be done to verify. If there is a buffer, this may impact lot 15 and the BMP
behind lots 1 -4.
3) It does not appear that most of the site is being treated. Please clarify as the location of the
BMPs will impact the site layout.
