Perez, Senior Planner Division: Planning Date: March 31, 2015 Subject: SLTB201500033 James M. Davis — Two lot Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to or with the final plat, evidence satisfactory to the agent that the entrance of the principal means of access for each lot onto any existing public street complies with Virginia Department of Transportation standards. Please provide this documentation. 2. [14- 302(A)(1)] There appears to be a typographical error in the title of the subdivision plat, specifically the spelling of "Greenwood Road ". Revise if appropriate. [14 -309 & 14 -3101 Soil evaluations & Health director approval of septic systems. The submitted soils evaluations were forwarded to the Health Department, pending their approval. The plat cannot be approved until their approval is received. 4. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 5. [Recommendation] Is the existing dwelling (Lot A) to continue utilizing the existing gravel driveway which is depicted over Lot B and has an entrance on State Route 691? If so, an access easement is suggested to be placed over the driveway which is to be a shared driveway. If the applicant chooses to do this, the following shall also apply to the plat: [14- 302(A)(4), (6)] Private easement. Label it as a "shared driveway easement" and provide dimensions for this easement. Also, the easement holder(s) shall be identified on the plat. Also a note shall be added to the plat stating that maintenance shall be by the owners of the lots affected by the shared driveway easement, not by the Virginia Department of Transportation or the county. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a maintenance agreement for the proposed shared driveway for review and approval from County Attorney. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
