RE: SUB2014 -099 Glenmore- Section K2C- Preliminary Plat
Ms. George:
The Agent for the Board of Supervisors hereby grants administrative approval to the above referenced
subdivision plat.
This approval shall be valid for a period of five (5) years from the date of this letter, provided that the
developer submits a final subdivision plat for all or a portion of the site within one (1) year after the date
of this letter as provided in 14 -226 of the Subdivision Ordinance of the County Code, and thereafter
diligently pursues approval of the final subdivision plat.
An Erosion and Sediment Control Permit may be issued after the following approvals are received:
1. Approval an Erosion and Sediment Control Plan meeting the requirements of Chapter 17 of the
Code of the County of Albemarle.
2. Approval of a Stormwater Management Plan meeting the requirements of Chapter 17 of the
Code.
3. Approval of all easements for facilities for stormwater management and drainage control.
4. Approval of a mitigation plan for the disturbance of Water Protection Ordinance buffers.
5. Submittal of a tree conservation checklist.
The final subdivision plat will not be considered to have been officially submitted until the following
items are received:
1. A final subdivision plat that satisfies all of the requirements of 14 -226 of the Subdivision
Ordinance.
2. A fee of $1,230.
Please submit eight (8) copies of the subdivision plat to the Community Development Department. The
assigned Lead Reviewer will then distribute the plans to all reviewing agencies. Once you receive the
first set of comments on the final subdivision plat, please work with each reviewer individually to
satisfy their requirements.
The final subdivision plat will not be approved until the following conditions are met:
The Department of Community Development shall not accept submittal of the final subdivision plat for
signature until tentative approvals for the following conditions have been obtained:
Planning Division Approval of (2 copies):
1. A plat meeting all the requirements for final subdivision plats per the subdivision ordinance.
2. [14- 302(8)(5)] Zoning classification. Sheet 9 is illegible. Revise so that the proffers and approval
letter can be read. Also, state the ZMA number on the cover sheet (ZMA2006 -016)
3. [14- 302(A)(13)] Land to be dedicated in fee or reserved. Show /label the open space on the plan
with acreage information. Also state who the land will be dedicated to.
4. [14- 302(A)(16)] Dam break inundation zones. This is not a requirement, but is for your
information only. This property is within the Federal Dam Innundation Zone.
5. [14- 302(8)(10)] Stream buffers. Provide the following note on the plat: "The stream buffer(s)
shown hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance."
6. [ZMA2006 -016 Application Plan] As part of the rezoning, asphalt paths along Carroll Creek Road
and into Road A, along with equestrian trails in the open space were shown /required. Show the
asphalt path either on the road plans or the plat. Show the equestrian trails in the open space.

Engineering Division Approval of (1 copy of site plan; WPO plan number stated in application):
1. An Erosion and Sediment Control Plan meeting the requirements of Chapter 17 of the Code of
the County of Albemarle
2. A Stormwater Management Plan meeting the requirements of Chapter 17 of the Code.
3. All easements for facilities for stormwater management and drainage control.
4. A mitigation plan for the disturbance of Water Protection Ordinance buffers (if needed).
5. Road plans.
6. Please update the topographical information on the cover sheet. The topography should be at
least field verified within the last year prior to submittal and stated on the plan.
7. Sheet 9 of 9 is not legible, please correct for adequate review.

ACSA approval to include (3 copies):
The applicant should submit 3 copies of construction drawings along with water and sewer data sheets
to the ACSA (Attn: Jeremy Lynn, PE). The ACSA has determined certain items that will be evaluated
during the construction review that the applicant should be aware of:
1. Permission for the proposed sewer connection must be obtained in writing from the
owner /developer of Rivanna Village per the Glenmore wastewater agreement. Written
permission must be submitted to the ACSA prior to the ACSA granting construction approval.
2. The proposed lots fall outside of the Glenmore boundary as described in the Glenmore
Wastewater agreement. Sewer connection fees will apply to all proposed lots.

E911 approval to include (1 copy):
1. The road names' Road A' and 'Road B' are not valid road names. Please contact this office with
a list of three (3) proposed road names for approval before the final plans are submitted.

Fire & Rescue approval to include (1 copy):
1. Cul -da -sac's shall be 96 ft FC /FC
2. Fire Hydrant spacing shall be 500 ft per travelway.
3. Fire Flow test required prior to final approval.
4. Fire Flow requirements are 1000 gpm @ 20 psi for houses 3600 sqft or less. If houses are larger
please notify the fire marshal so a new fire flow requirement can be figured.
