Ellie-
The approach to label each drainage easement the same ("20' Drainage Easement . . .") regardless of its dimensions was
something I've never seen and potentially misleading. However,the area depicted on the plat controls the extent of the
land being dedicated to public use. How an easement is labeled does not control (e.g., "20' Drainage Easement")
provided that it is clear it is dedicated to public use. Unless you conclude that the labeling doesn't comply with County
Code 14-302(A)(5),which I assume at this point you have determined that it does comply,the labeling is okay and my
comment was just an FYI.

Ellie,
The road plans for Belvedere Phase IIA-2 were approved under the old SUB201200152 road plan number,which is for
the original phase 2 project. The developer insisted on using the old total road plan (SUB201200152)for the Phase IIA-2
road plan and bonding number instead of creating a new file number for clarification and tracking. The Phase IIA-2 road
plan is approved under the original (SUB201200152), but I'm not sure the road bond has been submitted or if it has been
approved by the County Attorney's Office. The phase IIA-1 road plan is SUB201400079.

HI Adam,
It's probably better to drop of hard copies..though you can submit directly the ACSA to save the time it takes for
submittals to get from us to them if you want to. Just make sure you include the SUB number(to them) and note on
your submittal to me that you have submitted to them directly so I won't send a duplicate. When you submit, make
sure to include a copy for engineering as well.
Just so you know, I am only here Monday of next week and then I'm off until the 5th so it probably won't be the normal
14 day or less turn-around.

Page 8:
Blocks 5 through 8- These Blocks radiate off of the Village Green and Belvedere Boulevard and are characterized by
lots or multifamily residential that are primarily alley loaded. Lots would range between 30'and 60'in width with
town homes and multifamily interspersed in several locations. Along the railroad, a 100'ROW is being reserved for
the future Parkway. In the interim, this area will be used for open recreation fields and interconnected to the
remainder of the community with interconnecting trails. Pocket parks and the Neighborhood Center site will serve
as the primary amenities and identity of these neighborhoods.
Though, now that you've pointed out the other section, I talked to David and I think it's fine to leave it as is. This is an
inconsistency in the Code,so we'll go with the less stringent.

Can you please clarify where you found the 30' minimum lot width in the COD (reference your comment 1 on the IIA-2
Final Plat)? This is what I found on Page 38 of the updated 7/22/14 version of the COD:
Minimum and Maximum Lot Size:
Residential: Blocks 2-10
The minimum residential lot size shall be 825 Ft2 with a minimum frontage of 15'and a minimum side lot
line of 55'
The maximum lot size for a residential lot in Belvedere shall be 35,000 Ft2 with a maximum frontage of
200' and a maximum side lot line of 175'.

Zoning Comments:
FYI:
-Section 4.16.3.3 applies to completion of amenities(Griffin Park) and the park will be required to be completed prior to
a CO for 50%of the units. Bonding and tracking completion of amenities will be handled separately from review by the
code enforcement staff in zoning.
-There are still active zoning violation cases(Village Green completion) on the property which will not affect plat
approval but could impact future building permits for Phase II if not abated.
