Pursuant to Sec. 14-301 Form and style of plats. The plat shall be legible; however, the signature on the person signing the plat is clearly not legible and cannot be approved by the subdivision agent. I've discussed the above finding with senior staff and we're in agreeance it is un-approvable as submitted. Also,when having the owner resign the plat please have them sign on the signature line. On this plat they left the signature line completely blank and instead signed next to the notary section. This compounds the problem of legibility and makes it hard to tell if the plat was ever signed by the owner. Also, it appears that the Notary or the person signing the plat misspelled the County as "Ginett", I believe it should be"Gwinnett County". Lets move forward in the process and approve Step 1 and get that submitted w/ signatures for approval, once its submitted then it'll need to be recorded. Note G has been revised to remove a setback notation from the 30' Private Access Easement. It is not required. 4. Please let us know when you have heard from the Health Department. 5. Essentially you are going to do a 2 step process, with the 1st step utilizing the 2009 principle in the ordinance (see attached diagram provided by Roger Ray). This item shall be recorded in the clerks office prior to approval of Step 2. Step 2 would then be a Boundary Line Adjustment to combine the two homes and then gain frontage on the state road(see attached diagram provided by Roger Ray). This is the Roger Ray two step option we discussed at the meeting.
