Subject: SUB 201500049 -62 Hydraulic Road Sidewalk — BLA & Easement (14 applications and TMPs)
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision /Zoning Ordinances unless otherwise specified.]
The following comments apply to all 14 applications (see page 2 for comments on specific applications):
1. [Comment] For reference, these applications are numbered SUB201500049 through SUB201500062.
SUB201500049 is for TMP61 -41 H and they proceed in order down Hydraulic Road to SUB201500062 for
TM P61 W 3 -21 A.
2. [14- 302(A)(1)] Name of subdivision. Add "Dedication" after "Right of Way" in the plat title.
3. [14- 302(A)(9)] Building sites on proposed lots. Add a note stating that the subject parcel contains a building
site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance.
4. [14- 302(8)(5)] Zoning Classification. Add Airport Impact Area (AIA) and Entrance Corridor (EC) to the
zoning note.
5. [14- 302(8)(7)] Reservoir watershed. Revise the note regarding the watershed to indicate that this property is
not located within a water supply protection area.
6. [14- 303(C)] Boundary lines. Provide the dimensions of any exterior boundary lines that are shown.
7. [14- 303(D)] Acreage of lots. Provide the square footage of the parcel before and after the ROW dedication.
This is not necessary for SUB201500061 (TMP61W1- 10000) as that parcel has no acreage noted in CAMA.
8. [14- 303(H)] Monuments. Provide the location and material of all permanent reference monuments.
Monuments found or installed prior to plat recordation may be referred to if they are permanent and
undisturbed. If any monument required by this chapter will be installed after recordation of the final plat, the
certification of the professional engineer or land surveyor shall so note.
9. [14- 303(1)] Bearing and distance ties. Provide a definite bearing and distance tie between not less than two
(2) permanent monuments on the exterior boundary of the property and further tie to existing street
intersection where possible and reasonably convenient.
10. [14- 303(L)] Public utility, drainage and sight distance easements. Verify that all public utility, drainage and
sight distance easements have been shown.
11. [Comment] This plat cannot be approved until ACSA and Engineering complete their review; comments will
be forwarded upon receipt. VDOT comments have been provided.
The following comments apply to specific applications as noted:
12. [14- 302(A)(3)] Existing or platted streets. Clarify if a private street easement exists for Turtle Creek Road. If
so, provide the location and width on SUB201500060 (TMP61 -44A) and SUB201500061 (TMP61W1- 10000).
13. [14- 302(A)(6)] Alleys and shared driveways. Provide the location and dimensions for any shared driveway
easements on SUB201500054 (TMP 61 -41D), SUB201500055 (TMP61 -41C), and SUB201500056 (TMP61-
41 B).
14. [14- 302(8)(5)] Zoning Classification. Add ZMA200500006 and its associated proffer to the zoning
information provided for SUB201500060 (TMP61 -44A).
15. [14- 302(8)(5)] Zoning Classification. The zoning information for SUB201500061 (TMP61W1- 10000) is
incorrect, please revise it to say the parcel is zoned R -10, not C1.
16. [14 -312] Location of existing buildings. Show the location of any existing buildings within 50' of the proposed
lot lines. The location(s) must be shown on the plat to verify that setbacks are satisfied. The ordinance does
allow for setbacks to be non - conforming in the case of public dedication, but it should be shown on the plat.
This is applicable to SUB201500052 (TMP61 -41 F), SUB201500053 (TMP61 -41 E), SUB201500054 (TMP61-
41 D), SUB201500055 (TMP61 -41 C), SUB201500059 (TMP61 -44B), and SUB201500060 (TMP61 -44A).
