RE: ARB -2014-140: The Shops at Stonefield Phase 2 Block G
Dear Mr. Lorey,
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
January 20, 2015. The Board, by a vote of 3:0 approved the request, pending staff administrative approval of
the following conditions:
1. Indicate awning manufacturer, colors and color numbers on the elevation drawings.
2. Provide a sample of the gray metal and the tile.
3. Revise the materials list to indicate color names, color numbers and manufacturer names for each
material and color.
4. Provide samples for Sherwin Williams and Sto colors and any colors not approved for the first phase
of development.
5. Coordinate the G2 south elevations in the color perspective and the line drawing.
6. Correct the labels on the north and east elevations of Building G2.
7. Add the window glass note to the architectural plans: Window glass in the Entrance Corridors should
meet the following criteria: Visible light transmittance (VLT) shall not drop below 40%. Visible light
reflectance (VLR) shall not exceed 30%. Specifications on the proposed window glass should be
submitted with the application for final review.
8. Add landscaping to improve the appearance of the G1 service area screen wall.
9. Add the standard mechanical equipment note to both the site and architectural drawings. Visibility of
all mechanical equipment from the Entrance Corridor shall be eliminated.
10. Revise the lighting plans to show all wall- and ground -mounted lights.
11. Revise the lighting plan to eliminate overlapping notes and to make the drawing fully legible.
12. Regarding the lighting plan, confirm that the bronze note refers to light fixtures P2, P3, P4 and XB1.
13. Include a note on the lighting plan indicating that the maximum overall height of the Selux decorative
pole light is 12'.
14. Revise the plan to show the low wall at the G4 patio.
15. Revise the plans to show tree protection fencing for the landscaping along the EC frontage and the
entrance drive.
16. Submit a comprehensive sign criteria proposal for Block G.
17. Coordinate all planting with utilities and easements. Provide documentation from easement holders
that there is no objection to the proposed planting.
18. All designated screening shrubs should be evergreen varieties. Multiple varieties are recommended.
(See highlighted areas on pages 4, 5 and 6 of the submittal.) Consider an alternate shrub for the EK
which burns in winter.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting
the changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staff's review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
